Years ago, during my corporate employment days, I was tasked with setting up the sales and marketing engine for the Village Sports Club in BF Homes. It was a massive challenge, but by aligning a tight operational process with high-impact local branding, we managed to double sales within a single year, keeping the sold share count on a steady upward trajectory.

Here is the exact playbook we used to make it happen:

The Push (Operational Discipline): You can’t drive demand into a leaky bucket. My first priority was tightening the sales funnel. I trained the sales team, structured competitive incentive programs to keep motivation high, and instituted rigorous weekly meetings to ensure every single lead was tracked and the sales process had zero holes.

The Pull (Hyper-Local Branding & Foot Traffic): To build massive awareness, we went big on regional relevance. We launched an SLEX billboard and brought in brand ambassadors who genuinely belonged to the community—Suzi and Paolo Abrera, and Matteo Guidicelli—all proud residents of the South.

The Experience (Lead Generation Events): To bridge the gap between awareness and conversion, I designed targeted events to bring massive foot traffic directly onto the property. By hosting school events and leveraging a member referral program, we got potential buyers inside the club, creating an immediate influx of high-quality leads for our sales team to close.
